A little preparation makes the search faster and less stressful, especially if you're new to Toronto.

  • List what you need in a home versus what you'd simply like
  • Work out a monthly cost you're comfortable with, not just what you qualify for
  • Talk to a mortgage professional about financing before you fall for a home
  • Think about your timing, and whether you're flexible on it
  • Note the routes a home has to serve, work, school, family
  • Write down questions about how buying works in Toronto
  • Decide who else needs to weigh in on the decision
  • Think about what you're willing to compromise on

Weighing one home against another

When you're looking at more than one home, it helps to compare them on the same few points. How does each one fit your daily life, the commute, the routine, the space you actually use? What will the first couple of years of upkeep look like, especially for anything older or less maintained? And what can't be changed, like the lot, the layout, or the location, versus what can be fixed or updated later.

I'll walk through these points with you for each home you're considering, so the comparison is about what matters rather than just a first impression.
